Buying a lake home was one of the most exciting times but also one of the most confusing. As a REALTOR, I have spent years providing a predicted offer price on buyers' and sellers' homes with a Competitive Market Analysis or CMA.
When Raymond and I started our lake house search in 1999, we were surprised how the range of pricing was broader than what we were accustomed to when we bought our suburban homes.
Below is a video I made describing these three factors that determine pricing for lake homes.
Factor 1: The View
People want to live on the lake because of the view of the tranquil water. The more lake frontage, the higher the desire for the home, driving the price up. You can also discuss opening up the view with your lake agent and learn the regulations of the governing body that maintains the lake.
Lake Hartwell is managed by The US Army Corps of Engineers. Limbing up on GREEN ZONE lots is possible. You can read the CORPS regulations/ Shoreline management plan here.
Factor 2: The Access
All lake lots slope to the water, some more than others. Gentle slopes to the water allow more people to access it. The easier the access, the more desirable it is, and you can expect a higher price. Can you put a golf cart path in? The governing body can help you answer these questions.
Factor 3: Potential Dock Size
There is a significant cost difference between covered slipped docks and platform docks. On Lake Hartwell, they can be hundreds more and up. For vacationers and homeowners, having the ability to tie up your boat and lift it out of the water makes access to the water so easy. It takes more time to trail your boat or take it in and out of the water.
